One of the most important things to do is to flush your water heater at least every six months and even more often if your water is high in minerals. It’s also important to regularly drain the water heater and remove rust and corrosive sediment from the bottom. The anode rod in the water heater also needs regular maintenance and the temperature release valve needs testing yearly. Problems with all of these can cause your heater to produce hot water that’s not quite hot.

It doesn’t matter whether your heater is gas or electric, they both need regular maintenance in much the same ways. Tankless water heaters don’t require so much maintenance, although they should also be serviced at least yearly.
